1–3. Free pilots. Local landlord Facebook groups ("looking for 3 landlords doing a move-in this month — free packet + ledger setup, 45 min"). Record what breaks. 4–6. BiggerPockets forums. Answer move-in paperwork questions helpfully for two weeks; then one "I built this" post with the demo link. No spam, no DMs. 7–8. Small-landlord subreddits. Same rule: helpful answers first, demo link only where it directly answers the question. 9–10. Referrals from pilots. Ask pilot landlords for one introduction each.
