| Move-in setup fee (hypothesis) | $99 one-time per unit | 45–60 min operator labor |
| Monthly assist (hypothesis) | $29/mo per landlord (≤5 units) | ~30 min/mo check-in; weakest assumption |
| Software cost | $0 | static files, browser-local, no server |
| Labor value | $50/hour (planning rate) | operator time is the real cost |

Breakeven sketch
At $99 setup and ~1 hour labor ($50), gross per setup ≈ $49 before any payment fees. Ten setups ≈ $490 gross for ~10 hours. The monthly assist only matters if landlords renew past month 2 — unproven; treated as an experiment.
What could lose money
- Setup calls run long (landlords with messy records): cap at 60 minutes.
- Monthly assist becomes unpaid tech support: fixed 30-minute scope, written.
- Chasing late rent for landlords: explicitly out of scope (not a collection agency).
Demand status
