Business plan: KeyTurn 0.1.0 beta
KeyTurn — the landlord move-in & rent-ledger kit. Free beta 0.1.0. Beta · demand unproven.
Customer
US small landlords (1–10 units) who self-manage. They repeat the same move-in paperwork at every turnover and track rent in spreadsheets or their head.
Offer
A browser-local kit that turns one move-in form into four working documents:
- Printable move-in welcome packet (rent terms, maintenance channel, utilities, parking, trash, house rules).
- 12-month rent-ledger CSV (due dates, paid/due status, balances).
- Maintenance-request log with an emergency-vs-routine triage checklist.
- Move-out inspection sheet that compares against move-in condition.
The operator version adds: branded packet for the landlord's portfolio, a quarterly ledger review, and templated tenant messages (maintenance acknowledgment, rent reminder) via the AI-OPERATOR prompts.
Pricing hypothesis (untested)
- Move-in packet setup: $99 one-time per unit. Operator builds the packet with the landlord in a 45-minute call, hands over the printable + files.
- Ledger & triage assist: $29/month per landlord (up to 5 units). Monthly ledger check-in, maintenance-log review, seasonal reminder messages.
- Both are hypotheses. The free beta tests whether landlords complete the demo flow and download the ledger; pricing is validated in pilots, not assumed.
Fulfillment
Browser-local demo on the kit page; downloadable ZIP with the offline OPEN-ME app, samples, and operator docs. No accounts, no servers, no payment collection in the beta. Operator labor per setup: ~1 hour; per monthly assist: ~30 min.
First-ten-customers route
Local landlord Facebook groups, BiggerPockets forums (helpful answers first), and "I built this" posts in small-landlord subreddits. Offer three free setups in exchange for a recorded walkthrough of what broke. See FIRST-TEN-CUSTOMERS.md.
Kill tests
- Demo: sample load → packet build → ledger download. Bounce at the form = wedge wrong.
- Pilots: 3 free setups; do landlords reuse the ledger after month 1?
- Pricing: does anyone convert from free setup to the $29/mo assist?
What this is not
Not a property-management company, not legal advice, not a rent-collection processor, not a tenant-screening service. Lease terms and state law control; the packet says so on the page.
Costs and owner work
$0 software cost (static files, browser-local). Owner work is the setup labor and monthly check-ins in ECONOMICS.md. No supplier labor.
