AI operator: KeyTurn 0.1.0 beta

Project-specific prompts with a tested path to automation. Copy, paste, adapt. Nothing here is legal advice; leases and state law control.

Field list (what the demo collects)

landlordName, propertyName, unitLabel, tenantFirst (first name only), moveInDate, monthlyRent, securityDeposit, rentDueDay, paymentMethod (words, never numbers), maintenanceChannel, emergencyContact, keyPickup, utilityNotes, parkingNotes, trashNotes, houseRules[].

Privacy floor

The builder rejects: SSN patterns (###-##-####), bank account / routing fields and digit runs near the words "account"/"routing", government-ID fields, and tenant surnames (first token kept). If a landlord pastes sensitive data into a prompt below, strip it before sending.

Weekly workflow (30 minutes per landlord)

  1. Open the landlord's ledger CSV; mark paid rows.
  2. Scan the maintenance log for unconfirmed requests; nudge once.
  3. Send the seasonal reminder (prompt 4) when the month turns.

Copy-paste prompts

1. Maintenance acknowledgment (text/email)

You are helping a small landlord reply to a tenant. Draft a 3-sentence
acknowledgment for this maintenance request: "<paste request>". Include: (a)
confirmation it was received, (b) the next step and timing, (c) what to do if
it gets worse. Plain language. No legal claims. Tenant first name only.

2. Rent reminder (day 3 after due date)

Draft a polite rent reminder text under 40 words. Facts: rent $<amount> was due
<date> for <property> <unit>. Late terms come from the signed lease — do not
invent a late fee. End with the payment method in words: <method>. First name only.

3. Seasonal maintenance nudge

List 5 seasonal maintenance reminders for a <duplex/single-family> rental in
<month>: landlord tasks vs. tenant tasks, one line each. No legal advice.

4. Move-out letter shell (template, not legal advice)

Draft a move-out instruction letter shell with blanks for: move-out date,
forwarding address request, cleaning expectations, key return, and a note that
deposit handling follows state law and the signed lease. Mark every blank with
[ ]. Not legal advice.

Automation path (tested)

Ledger CSV opens in any spreadsheet; the triage checklist is plain text. A scheduled agent can: read the ledger, list unpaid rows past the due day, and draft (not send) the rent reminder from prompt 2 for landlord approval. Sending is always a human decision.
